Established in the forties with construction continuing throughout the fifties and sixties, Southdowns is situated near the campus of Louisiana State University and the major thoroughfare, Perkins Road. Southdowns is known for convenience and character, with most homes having been updated to include such features as hardwood floors, decorative finishes, gourmet kitchens, double vanities and outdoor decks. A portion of the neighborhood includes newer construction and available lots. The neighborhood is home to the Southdowns Mardi Gras Parade, one of Baton Rouge’s popular family-friendly events. The average sales price over six months in early 2014 was roughly $300,000 with an average price of $155 per square foot. The average size home sold was approximately 2,000 square feet. 

  • Parks/Outdoor

    Southdowns is located between two of Baton Rouge’s most visited recreational amenities. The LSU Lakes, five minutes west of the neighborhood, is a favorite area for walking, jogging and bike riding. Runners follow an approximately six-mile route that encircles the lakes. Five minutes east of Southdowns is the Perkins Road Community Park and the Team Toyota Sportsplex, which offer basketball, indoor and outdoor volleyball, a BMX track, climbing wall, skate park, velodrome, playground and walking path. 

  • Shopping

    Southdowns is minutes from numerous independent, national and gourmet supermarkets, as well as pharmacies, banks, gas stations, casual and fine dining restaurants, dry cleaners, coffee shops and eclectic gift shops. Many are located along Perkins Road, the neighborhood’s northern border. The large mixed-use development, Perkins Rowe hosts high-end and specialty stores, a cinema and several restaurants and is less than 10 minutes away.
